Toxic Mold - Tracy Home Inspections

This is a concealed floor and wall space below the bathtub in the bathroom of a modular home in Tracy. The home was approximately 4 months old when the toilet water service line sprung a leak in the middle of the night allowing water to seep under the tub and saturate the pictured floor and wall.

The owner called Tracy Home Inspections after the toilet had been fixed and the home builder had been out to inspect it. Our inspection detected moisture in the floor and wall 2 weeks after the leak had been repaired, prompting the owner to call the home builder to come back out and open the wall up. The home builder still insisted that the area was now dry and that no damage had been sustained. We came back out and took this picture with a camera that could “see” where people can’t. The stains were sampled, and our lab identified the presence of Trichoderma, a mold that is known to be toxic to human beings.
